What Types of Properties Does the Pre-Purchase Feng Shui Evaluation Cover?

This evaluation covers private condominiums, apartments, landed homes, and BUC (Building Under Construction) properties in Singapore.

The focus is on helping buyers narrow down and identify properties with stronger Feng Shui potential before making a purchase decision.

HDB flats are not included for now, as the selection process is more limited and suitable units can be difficult to source within a practical timeframe.

Many people only look at Feng Shui after problems start appearing. By then, the decision has already been made.

That is why I offer this service during the selection stage — to help buyers avoid the same costly mistakes and hidden pitfalls that many others only discover too late.

If the property has already been purchased, the process will be a Feng Shui audit rather than a pre-purchase evaluation.

A non-refundable consultation fee of S$250 is required for the initial meet-up and discussion. During this session, we will go through the property, your concerns, expectations, and whether a full audit is suitable for your situation.

If you decide to proceed with the full Feng Shui audit, the S$250 consultation fee will be offset against the final audit fee.

For reference, the minimum fee for a full Feng Shui audit starts from S$2,000 onwards, depending on the type and size of the property.

The purpose of this evaluation is not just to “check Feng Shui,” but to help you make a clearer and more confident property decision before committing to one of the biggest purchases of your life.

Some projects may look attractive on the surface, but after a proper Feng Shui evaluation, only a small number of units may actually be considered suitable. In certain developments, the usable options can be very limited due to factors such as layout, facing, surrounding environment, or the Flying Star chart of the building itself.

I generally only recommend units that meet a strong Feng Shui standard, typically properties that I consider 65% and above.

If two recommended units with strong potential are repeatedly rejected, the evaluation process will stop there. At that point, the issue is usually no longer about the property itself, but about timing, personal readiness, or the individual’s current life cycle.

In some situations, certain challenges or lessons may need to run their course naturally, and I believe it is important not to force or interfere beyond a certain point. My role is to provide guidance and clarity, but not to interfere excessively when a person is not yet aligned with the timing or decision. 

Yes, BaZi is used to identify the key person and avoid major clashes that may cause unnecessary obstacles.

 

BaZi is secondary — it supports the decision, but does not override the Feng Shui of the property.

 

Feng Shui determines whether the property is usable in the first place. A good BaZi cannot fully overcome the limitations of a weak house, but a suitable property can often support the occupants more effectively over the long term.
