Right Timing. Right House. Better Outcome.

In early 2005, a client came to me with a plan.

He wanted to rebuild his single-storey semi-detached house at Jalan Rukam. At that time, reconstruction would cost around $800,000 to $1 million. On the surface, it made sense. Upgrade the house, improve the space, and stay in a familiar place.

But from a Feng Shui point of view, the issue was clear.

Once rebuilt, the house would move from Period 6 into Period 8. That would create a new Flying Star chart and the new chart did not support the house well.

What was originally around a 60% house would fall to about 40%. Over time, that can affect stability, finances, family harmony, and the general ease of life.

This was not a small household. He had three children, his parents, and a helper living with him. So this was not just about having a bigger house. It was about whether the house could properly support everyone living inside.

So I told him directly.

“Don’t rebuild. Sell, and buy a resale house with better fundamentals.”

We started viewing properties. Eventually, we came across a semi-detached house at Jalan Dedap. It was not flashy, but it was solid. From a Feng Shui perspective, it was around a 70% house — stable, supportive, and had room to grow.

He decided to go ahead.

During the renovation of the new home, he considered selling his old house. At that time, the valuation was around $800,000. He asked me a very practical question.

“If I sell now, is that the best move?”

I told him, “We have just entered Period 8. Property prices are likely to rise. If you can hold, wait about a year.”

It was not guesswork. It was timing based on the cycle.

Nine months later, we put the house on the market. It sold for $1.3 million.

That one decision made a major difference.

But the story did not end there. Four years later, he sold the Jalan Dedap house for $4.87 million.

What This House Revealed

Feng Shui is not just about layout, direction, or where to place furniture.

It is about knowing when a house is worth upgrading. Knowing when it is better to walk away. And most importantly, knowing when to act.

Most people look only at the property.

I look at whether the house, the timing, and the people can work together.

Because when the right house meets the right timing, the result does not always need to look dramatic.

It just works.
