Dunearn House Feng Shui Review: Choosing the Right Facing and Unit

Project Overview

Dunearn House is a 99-year leasehold private residential development located along Dunearn Road in District 11.

The 380-unit development is jointly developed by Frasers Property, CSC Land Group and Sekisui House. It is the first private residential project within the new Bukit Timah Turf City masterplan.

Its main attractions include its Bukit Timah location, proximity to Sixth Avenue MRT Station and convenient access to schools and established amenities.

Location and Connectivity

Dunearn House is located near Sixth Avenue MRT Station on the Downtown Line.

The wider Turf City area is also planned to be served by the future CR14 Turf City MRT Station on the Cross Island Line. “Turf City” is currently the station’s working name, with passenger service targeted to begin in 2032.

The location provides convenient connections to Bukit Timah, Botanic Gardens, Newton, Orchard Road and other parts of Singapore.

Families considering the development for school-related reasons should confirm the official home-to-school distance from their selected block. Distance and admission eligibility should not be assumed from the project address alone.

Feng Shui Assessment

Although Dunearn House has 380 units, the residential blocks have only two main facing directions.

Each facing produces a different Flying Star chart. This means that the Feng Shui of a unit will depend partly on the direction its building faces.

Of the two, one facing performs better under my Flying Star assessment.

The better-facing chart performs well. With the right remedies and planning, the unit is certainly workable from a Feng Shui perspective.

Why the Facing Matters

The facing direction determines the original Flying Star chart of the building.

Within each unit, the positions of the stars must then be matched against important areas such as:

  • The main entrance
  • The balcony or main external opening
  • The living and dining areas
  • The master bedroom
  • The children’s bedrooms
  • The kitchen and stove
  • The bathrooms
  • The centre of the home

A supportive star combination in the right area may improve how the space can be used. A less suitable combination in an important area may require remedies or a change in room use.

This is why two units of a similar size, located opposite each other and offering similar views and prices, can produce very different Feng Shui readings.

Overall Assessment

The charm of Bukit Timah is undeniable, with its established schools, amenities, transport links and greenery.

However, if you are considering Dunearn House, focus on choosing the better-facing unit. Do not assume that every unit will offer the same Feng Shui quality simply because it is within the same development.

The final assessment will still vary according to the stack and floor plan. The entrance, balcony, living areas, bedrooms, kitchen, bathrooms and centre of the home should be checked before making a decision.

A good location may attract you to the project.
But choosing the right unit makes all the difference.
