


Project Overview
JadeScape is a large-scale private condominium developed by Qingjian Realty, located along Shunfu Road in District 20. The development consists of 7 residential blocks, rising up to 23 storeys, with a total of 1,206 units. It was completed in 2023, just before the transition into Period 9.
The project is positioned as a full-facility family development, offering a wide range of amenities including multiple swimming pools, landscaped gardens, fitness areas, and communal spaces designed for both relaxation and social interaction.
Location & Connectivity
One of JadeScape’s strongest selling points is its connectivity. The development is within walking distance to Marymount MRT Station, providing direct access to key parts of Singapore via the Circle Line. It is also a short drive to major expressways such as the CTE and PIE, making travel to the city and other regions convenient.
Amenities & Surroundings
Residents benefit from a well-established neighbourhood. Nearby amenities include:
- Bishan-Ang Mo Kio Park – one of the largest and most popular parks in Singapore
- Junction 8 – a major suburban mall with retail and dining options
- Thomson Plaza – another nearby retail hub
- Reputable schools in the Bishan and Thomson area
This combination of transport, greenery, and established amenities makes the project attractive for both own-stay buyers and long-term investors.
Feng Shui Observation (Project Insight)
JadeScape is a particularly interesting case from a Feng Shui perspective. The project was completed in 2023, just before the shift into Period 9. This timing plays a critical role in how the Flying Star chart is formed.
The development generally presents a North–South orientation, but more importantly, it sits very close to the boundary line between the two sectors. Because of this, a standard directional reading is not sufficient. When assessed carefully, a substitute star chart can be applied.
This is where the difference shows.
Using the substitute chart, the overall energy structure becomes significantly more favourable. What appears to be a straightforward North–South facing project actually performs much better when read with precision.
If the development were treated as a true North–South facing project, the north-facing units would have an estimated usability rate of around 60%, which is already considered reasonably good. However, once the substitute chart is applied, the usability improves significantly to nearly 80% — and in condominium terms, that is close to exceptional.
For the south-facing units, the situation is very different under the standard chart. Their quality would likely fall to around 30–40%, which I would generally consider poor. Yet with the substitute chart applied, the overall quality improves to approximately 60%, making many of these units far more acceptable than they initially appear.
What makes this even more interesting is the timing of the project’s completion. Had the same development only been completed after February 2024, it would have entered Period 9, and the entire chart structure would become considerably weaker. In that scenario, I would not have recommended the project to my clients.

Within the same development, not all stacks perform the same.
Even in a favourable project like JadeScape:
- Some stacks will capture the stronger Qi flow
- Some units will still underperform due to internal layout
- And certain sectors within the unit can either enhance or weaken the outcome
This is where selection becomes critical.
Choosing the right stack, the right facing, and knowing which areas to activate or avoid can make a significant difference in:
- Wealth opportunities
- Career progression
- Health and stability
- Relationship harmony
A good project gives you the advantage.
But the right unit unlocks the result.
