Project Overview
Ki Residences at Brookvale is a 999-year leasehold private condominium along Brookvale Drive in District 21.
Developed by Hoi Hup Realty and Sunway Developments, it comprises 660 units across 10 residential blocks. The project was completed in 2024, placing it within Period 9 under my Flying Star assessment method.
The development sits within a quiet residential enclave and offers a low-rise, resort-style environment with full facilities, including pools, landscaped gardens, and communal spaces designed for a more relaxed lifestyle.
Location and Connectivity
Ki Residences is located near Sunset Way and Clementi.
Public transport access is mainly via bus connections to Clementi MRT Station and nearby transport nodes. Drivers benefit from access to major roads and expressways, including the AYE and PIE.
Amenities and Surroundings
Residents enjoy proximity to a range of lifestyle and nature amenities, including:
- Sunset Way – a neighbourhood cluster with cafes and eateries
- Clementi Mall – for daily conveniences and retail needs
- West Coast Park – for outdoor recreation and leisure
- Schools and educational institutions within the Clementi and Bukit Timah vicinity
Feng Shui Observation
I visited the development to assess a resale unit that a client is considering.
The project falls within Period 9, and the unit in question has a North–South orientation. Due to its position near a boundary alignment, a substitute Flying Star chart was also considered in the analysis.
However, even with the substitute chart applied, the overall Flying Star structure of this particular unit appears less favourable under my assessment framework.
From a Feng Shui perspective, the configuration may require more careful planning to support long-term balance in areas such as stability, momentum, and overall household harmony.
The key observation relates to the placement of Mountain Star 5 at the centre of the chart. In traditional Flying Star Feng Shui, this star is associated with heavier Earth energy and is generally considered sensitive when activated.
When located at the centre, its influence is not confined to a single sector, and may instead affect the overall energetic balance of the home.
In practical Feng Shui interpretation, this may be associated with:
- A heavier or more pressured living environment
- Greater sensitivity to stress when the centre is disturbed
- A tendency for slower progress or reduced flow of momentum
It is important to note that these are traditional Feng Shui interpretations and should not be taken as literal predictions or guarantees of outcomes.
The North–South Myth
Many buyers assume that North–South facing units are always more favourable.
From a practical standpoint, such orientations may offer:
- Reduced direct afternoon sun
- More comfortable indoor temperature
- Generally pleasant ventilation conditions
However, Feng Shui does not evaluate a home based on direction alone.
Direction is only one component. The overall assessment depends on:
- The Period of the building
- The distribution of Flying Stars
- Whether the energy is timely or untimely
- The internal layout and usage of space
- The interaction with external environmental forms
This means that even a generally preferred orientation may still require careful evaluation depending on its internal energy structure.
What This Means for Buyers
This is why general assumptions can sometimes be misleading.
A buyer may select a North–South facing unit based on common belief or hearsay, but without a full assessment, the actual Feng Shui outcome may vary significantly.
Depending on the unit, this may result in:
- A need for more careful space planning
- Greater reliance on Feng Shui adjustments or remedies
- Differences in perceived comfort or flow over time
Each unit within the same development can therefore produce different Feng Shui outcomes, even if they appear similar in size, view, or pricing.
Key Takeaway
It is not only about direction.
It is not only about layout.
And it is not based on general assumptions.
A proper Feng Shui evaluation must consider timing, structure, and the full interaction of internal and external factors.
North–South facing alone should not be used as the sole deciding factor in property selection.
What appears suitable on the surface may require deeper analysis once the full Flying Star structure is examined.
Important Note
This article represents my professional interpretation based on traditional Flying Star Feng Shui principles.
It is not an assessment of the developer, construction quality, structural safety, or market value of Ki Residences at Brookvale.
The Feng Shui observations provided are not predictions or guarantees of health, wealth, career, relationships, or financial outcomes.
Individual units may produce different results depending on their exact facing, stack, layout, and surrounding environment.
